Leasing Criteria

  • As a company, we do business in accordance with the Federal Fair Housing Law and welcome Persons of all Race, Color, Religion, Sex, Handicap, Familial Status or National Origin."


  • All individuals age 18 or older who will be living in the home will need to submit a rental application and pay a non-refundable application fee of $30 for up to two applicants and $15 for every additional applicant. Application fees must be paid online using a Credit/Debit card. We accept Debit, Credit, and Prepaid cards endorsed with the Visa, MasterCard and Discover logos


  • The combined household income of all applicants must be a minimum of 3 times the monthly rent. We consider all sources of income that you can verify - this includes Social Security, Veteran benefits, Food Stamps, Child Support, or other consistent household income. If the applicant has not been at their current job for at least 1 year, they must provide their previous employer's name, the position they held, and how long they were employed there.


  • A co-signer may be considered. The co-signer must submit an application the same as the applicant, include all required documentation and be approved.


  • Application must include current landlord's name, phone number, address where rented, rent amount paid, and length of time lived there. If at current address for less than 2 years, must provide previous landlord information also (same info as current landlord/residence).


  • Unless specified in the property description, pets are not allowed.



  • Unless otherwise specified, leases for houses are 24 month; apartments/multi family units are 12 month leases. All leases go to month-to-month at the end of the initial term, unless or until an extension of the initial lease is signed.
